The AC in my apartment in Jumeirah Village Circle seems to be leaking a little bit of water onto the carpet underneath the indoor unit, and now I’m starting to see a few black spots on the skirting board. It's been humid the last few weeks and I'm worried it's the beginning of a mold problem. What’s the best way to dry this out and treat it myself to stop it from spreading?

Your immediate priority is to stop the source of moisture. Turn off the AC unit at the circuit breaker to prevent further electrical risk and water leakage. Soak up all standing water with old towels. For the damp carpet, lift it away from the skirting board if possible and use a wet-dry vacuum to extract as much moisture as you can. Place a powerful fan directly on the wet area and run a dehumidifier in the room for at least 24-48 hours to dry the structure thoroughly; this is critical, as surface cleaning is useless if moisture remains inside the wall or under the carpet. Once completely dry, you can treat the visible mold on non-porous surfaces like the skirting board. Wear an N95 mask and gloves. Scrub the area with a solution of detergent and water. For persistent stains, a diluted white vinegar solution can be effective. Do not use bleach, as it only removes the color and does not address the root problem. This self-treatment is only suitable for a very small, isolated area (less than one square foot). Given the leak has already penetrated the carpet and likely the wall behind the skirting, the mold growth you see is often just the tip of the iceberg. Hidden growth inside the wall cavity is a strong possibility. For a leak of this nature, the most reliable course is to have a professional assessment that includes moisture mapping to confirm the wall and sub-floor are dry. Many companies use thermal imaging cameras to verify this. If the problem is more extensive, remediation protocols from the Dubai Municipality would need to be followed to ensure it is resolved safely and completely. |
