How to treat and find cause of black mold?« Back to Previous Page

We've lived in our Jumeirah villa for two years and just noticed a patch of black mold in the corner of our master bedroom closet, on the outer wall. It’s been really humid the last few weeks and I'm worried it's spreading from the inside out. What's the best way to treat this ourselves to stop it for good, and should we be looking for a specific underlying cause like a hidden water leak?

Black mold in a Jumeirah villa closet is a common issue here, almost always driven by Dubai's high humidity and temperature differentials causing condensation. Your suspicion of a hidden leak is valid and should be investigated first.

Start by inspecting the exterior wall for cracks in the rendering or damaged sealant that could be letting in moisture during our humid mornings. Check inside the closet for a leaking AC condensate drain line or pipework. Wipe the mold patch with a dilute bleach solution (1 part bleach to 10 parts water) while wearing a mask and gloves, but this is only a temporary fix.

The underlying cause is rarely just surface moisture. Persistent mold on an outer wall often indicates interstitial condensation within the wall cavity itself, a frequent problem with villa construction here. DIY solutions rarely stop it for good because the root cause is hidden.

For a permanent solution, a professional inspection using a borescope to look inside the wall and a moisture meter to map dampness is needed. They can identify if the issue is inadequate insulation, a breach in the vapor barrier, or a plumbing leak. Dubai Civil Defence regulations for villas often require addressing such moisture issues for safety. Remediation usually involves rectifying the construction flaw, not just cleaning the visible mold.
