How to treat and prevent AC mold in Dubai villa?« Back to Previous Page

The AC in our Jumeirah villa has been leaking a bit, and I just pulled back the corner of the bedroom carpet to find a patch of black mold underneath. We run the AC constantly but it's so humid, I’m worried it's going to spread behind the walls. What's the best way to treat this myself to stop it completely and prevent it from coming back next summer?

Stop the AC leak first, as moisture is the root cause. Contain the area by sealing off the room to prevent spores from disturbing and spreading during cleanup.

For a small patch under carpet, a thorough DIY treatment is possible. Wear an N95 mask and gloves. The carpet and underlay will likely need to be cut out and properly disposed of. Scrub the exposed concrete subfloor with a detergent solution, then disinfect with a diluted white vinegar or a certified mould-cleaning product. The subfloor must be completely dry—using dehumidifiers and fans for at least 24-48 hours—before any new flooring is installed.

Preventing its return is critical in Dubai's climate. The constant AC use creates significant condensation, and high external humidity invites moisture indoors. Ensure your AC unit is serviced regularly to maintain proper drainage and prevent future leaks. Consider applying an anti-microbial coating to the cleaned area and the AC drip pan. For a persistent humidity issue, a standalone dehumidifier can help maintain indoor humidity below 50%, a level that inhibits mould growth.

Given the leak and potential for hidden growth inside walls or the AC system itself, a professional inspection is strongly recommended. They use moisture meters and thermal cameras to identify hidden dampness you cannot see. A lab analysis of a swab sample can also confirm the mould type, which dictates the appropriate remediation protocol. This step verifies the problem is fully resolved.
