How to treat and prevent AC mold in JVC apartment?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in my bedroom, and now I've spotted a few black patches of mold starting to form along the base of the wall. It's a new build in Jumeirah Village Circle and we only noticed it after the humidity really spiked last week. What's the best way to treat this myself to stop it spreading and how can I prevent it from happening again once the AC is fixed?

The immediate step is to address the water source. Have an AC technician fix the leak first, as ongoing moisture will defeat any cleaning effort. For the small mold patch, a solution of white vinegar or a dedicated mold cleaner can be effective; avoid bleach as it only removes the colour and not the root structure. Wear a mask and gloves, scrub the area, and ensure it is completely dry.
Prevention is critical in JVC's humid climate. The core issue is likely condensation from an AC unit that is either undersized, has a blocked drain line, or has faulty insulation. Once repaired, ensure your AC is set to a consistently cool temperature to reduce condensation buildup. Running a dehumidifier in the bedroom, especially during peak humidity, can significantly help by removing excess moisture from the air. For a new build, check if the developer's warranty covers remediation of resulting damage. While a small patch is often manageable, mold behind walls from a persistent leak is a different matter. If the area is larger than a square meter, or if occupants experience unexplained allergies or respiratory issues, a professional inspection with air and surface sampling is recommended to identify the species and full extent, as some types common in AC systems require specific remediation protocols. |
