How to treat and prevent AC mold leakage?« Back to Previous Page

The AC in my apartment seems to be leaking condensation onto the wall behind the dresser in our master bedroom. We've lived here for 2 years and just noticed a large patch of black mold there when we moved the furniture. With the humidity coming back, what's the most effective way to treat this ourselves and prevent it from coming back after we clean it?

The most effective approach addresses both the visible mold and the moisture source—your AC's condensation leak. First, fix the leak. This is often a blocked condensate drain line, which is common here due to dust and biofilm buildup. A technician can clear it; this is the critical first step to prevent immediate recurrence.

For the mold on drywall, wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water. Avoid bleach; it only lightens the stain and doesn't kill the root structure on porous surfaces. Dry the area completely with fans immediately after cleaning.

However, black mold growth behind furniture over two years suggests significant penetration into the wall. Surface cleaning may not address the colony within the plasterboard. If the patch is larger than one square meter, or if you smell a persistent musty odor, a professional inspection is strongly recommended. They use moisture meters to confirm the wall is dry and can assess if wall replacement is necessary.

To prevent it coming back, ensure consistent airflow. In Dubai's humidity, furniture pushed tightly against external walls creates a cold trap where condensation forms. Leave a several-inch gap between furniture and walls, especially those housing AC units. Maintain your AC unit with regular checks of the drain pan and line, particularly during the high-humidity months. A company with microbiology expertise can provide before-and-after testing to verify the environment is truly corrected, not just visually clean.
