How to treat and prevent black mold in bedroom closet?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a bunch of black spots forming in the corner of our master bedroom closet, on the wall that faces outside. I’m worried the recent humidity made it worse. What's the best way to treat this myself and what can we do to stop it from coming back for good?

Black mold in a bedroom closet is a common issue in Dubai villas, especially on exterior walls where temperature differences between the air-conditioned interior and the hot, humid outside air cause condensation.

For the existing growth, wear an N95 mask and gloves. Wipe the area with a solution of white vinegar or a dedicated mold-cleaning product, not bleach, as it only removes the surface discoloration. Allow the area to dry completely. For porous materials like drywall or insulation that show deep penetration, replacement is often necessary as the mold roots cannot be fully removed.

To prevent recurrence, you must address the moisture source. This is almost always due to condensation from thermal bridging. Ensure your AC is running consistently to manage indoor humidity, ideally keeping it below 60%. Improve air circulation in the closet by not overpacking it and leaving the door ajar periodically. For the exterior wall, inspect the exterior cladding and sealant for cracks that may be allowing humid air to penetrate. Applying an anti-condensation or thermal insulation paint to that interior wall can be a highly effective barrier.

If the area is larger than one square meter, the mold returns quickly after cleaning, or you notice a persistent musty smell, a professional inspection is recommended. They can use thermal imaging to identify the exact point of condensation and moisture meters to confirm the wall is dry, which is critical for a permanent solution.
