Our villa in Jumeirah Park has been great, but with the humidity lately, we’ve spotted small black specks forming along the bottom of the walls in our two guest bedrooms that aren't used as often. The rooms always feel a bit damp, and I’m worried it’s going to get worse, especially with summer coming. What’s the best way to treat this and prevent it from spreading without having to run the AC 24/7 in empty rooms?

That black speckling is a common issue in Dubai villas, especially in less-frequented rooms where air circulation is low. It's likely Stachybotrys or Cladosporium, moulds that thrive on the condensation that forms when humid air meets cooler wall surfaces.

For treatment, first address the source of moisture. The damp feeling points to high relative humidity. Wipe the affected areas with a solution of white vinegar or a dedicated mould-cleaning agent, but never mix chemicals. Wear an N95 mask and gloves during cleaning to avoid spore inhalation. For porous surfaces like drywall, cleaning may not be sufficient if the mould has penetrated; the affected section may need to be cut out and replaced.

Prevention is critical. You don't need to run the AC 24/7, but maintaining a consistent temperature helps. Set the AC to a constant 24-25°C with the fan set to 'auto' to reduce drastic temperature swings that cause condensation. Improve air circulation by running ceiling fans or placing a oscillating fan in the doorway for a few hours daily. A standalone dehumidifier is highly effective for unused rooms; aim to keep humidity levels below 60%.

For persistent or widespread growth, a professional inspection is recommended to identify hidden moisture sources within the wall cavity or from minor leaks. They can perform a moisture mapping survey and take air/surface samples for lab analysis to confirm the mould type and concentration, which dictates the correct remediation protocol.
