How to treat and prevent black mold in Mirdif villa?« Back to Previous Page

We've lived in our villa in Mirdif for two years and just noticed a patch of black mold in the corner of our master bedroom closet, on the exterior wall. It wasn't there during the last summer, but with all the recent humidity, it's suddenly appeared and has a really damp, earthy smell. I'm worried it's spreading behind the clothes. What's the most effective way to treat this and, more importantly, how can I stop the moisture from coming back so we don't have this issue again next year?

That black mold in your Mirdif closet is a classic sign of a condensation issue, exacerbated by Dubai's high humidity. The exterior wall is likely a "cold bridge," where the indoor air's moisture condenses on the cooler surface, creating the damp environment mold needs to grow.

For treatment, first move everything away from the area. For a small patch (under one square meter), you can clean it yourself with a solution of white vinegar or a dedicated mold remover. Always wear an N95 mask and gloves. However, if the mold has penetrated the drywall or is behind the clothes, the spores are already airborne and the root issue is inside the wall. In that case, professional remediation is strongly advised to properly contain the area and prevent spreading spores throughout your home.

The critical step is stopping the moisture. Simply cleaning the mold without fixing this will guarantee its return. After cleaning the surface, identify why that wall is cold. The most common causes are insufficient insulation within the wall cavity or air conditioning vents directing cold air directly onto that surface. Adjust AC vents to avoid blowing cold air directly on exterior walls. For a permanent fix, the wall may need to be opened to assess and improve insulation, which stops the condensation from forming in the first place.

To manage the high ambient humidity, ensure your AC is functioning correctly and consistently, as it acts as a dehumidifier. Using a standalone dehumidifier in the room, especially during the more humid winter months, can also help maintain a humidity level below 60%, which inhibits mold growth. A professional inspection can pinpoint the exact moisture source, whether it's condensation, a tiny leak, or rising damp, which is essential for a lasting solution.
