Our villa in Al Barsha has had persistent condensation on the bedroom windows every morning since the weather cooled down last month. I’ve been wiping it away, but I just noticed a few small black spots forming in the corner of the window frame and on the silicone sealant. I’m really worried this is the start of black mold and I want to stop it before it gets worse. What’s the most effective way to treat these small spots and prevent the mold from coming back for good?

The black spots you're seeing are likely mold, thriving on the condensation that forms daily. This is a common issue in Dubai villas during the cooler months due to the high contrast between indoor AC and outdoor humidity.

For small, surface-level spots on non-porous surfaces like glass or silicone, a solution of white vinegar or a diluted bleach mix (1 part bleach to 10 parts water) can be effective. Wear gloves and a mask, scrub the area, and ensure it's completely dry afterward. Never mix cleaning chemicals.

Prevention is the only permanent solution, as mold will return if the moisture remains. The goal is to reduce the window's surface humidity below the dew point. First, ensure your AC is running efficiently and set to a consistent, slightly cooler temperature to reduce the indoor humidity load. Second, and most critically, improve air circulation directly at the window. Use a small, oscillating fan in the room overnight to move air across the glass surface, which dramatically reduces condensation buildup. Wiping the windows dry every morning, as you are doing, is essential to remove the moisture before mold can feed on it.

If the spots are widespread, penetrate into the wall or window frame, or return quickly after cleaning, a professional inspection is warranted.
