How to treat and prevent closet mold on exterior wall?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the back of the bedroom closet where we store our winter clothes. It's on the wall that faces the outside of the building. I'm worried it's from all the humidity we've had lately and I want to make sure it doesn't ruin our other belongings or come back after I clean it. What's the most effective way to treat this mold and prevent it from growing back in that specific spot?

That's a classic sign of condensation buildup on a cold exterior wall, exacerbated by Dubai's high humidity. The wall is likely colder than the room's dew point, causing moisture to accumulate behind your stored items.
For treatment, first move everything out. Wear an N95 mask and gloves. Wipe the affected area with a diluted white vinegar solution (1 part vinegar to 1 part water) or a commercial mold remover. Do not bleach it, as it only removes the colour and can push spores deeper into porous surfaces like drywall. Allow the area to dry completely with a fan before repainting with a mold-inhibiting primer. Prevention is critical. The root cause is the temperature differential and lack of air circulation. Keep the closet at least a few inches away from the exterior wall. Use a moisture-absorbing product like silica gel or a small desiccant dehumidifier inside the closet. Ensure your room's AC is running consistently to manage humidity levels, even when you're out, as the sealed environment prevents moist air from entering. If the mold covers more than a few square feet, has a musty odour permeating the room, or returns quickly after cleaning, the issue may be more serious. A professional inspection with moisture meters can identify if there's a hidden leak or significant insulation failure within the wall cavity that requires remediation. |
