How to treat and prevent closet mold on outside wall?« Back to Previous Page

Our master bedroom closet on the outside wall has a faint damp smell that’s been getting worse since the weather turned really humid a few weeks ago. I just pulled out my winter jackets and found a few of them have small patches of black speckles, and I’m worried it’s mold. We run the AC constantly but it doesn't seem to help this specific area. What’s the most effective way to treat this and prevent it from coming back for good?

The issue you're describing is a classic case of localized mold growth driven by thermal bridging and condensation, a common problem in Dubai's climate. The outside wall acts as a cold bridge; when the humid outdoor air (frequently 90%+ RH) meets this cooled surface inside your closet, it condenses, creating a micro-environment perfect for mold. Running the AC lowers general humidity but often fails to address these stagnant, poorly ventilated pockets.

The black speckles are likely mold, and the damp smell confirms active growth. Do not attempt to clean the jackets with household cleaners, as this can aerosolize spores and spread contamination. Isolate the affected items in sealed bags for professional hygienization.

The most effective treatment requires a multi-step approach. First, a professional inspection with thermal imaging and moisture meters is essential to identify the exact condensation points and any hidden moisture within the wall cavity. Remediation involves isolating the area, HEPA vacuuming all surfaces, and applying EPA-approved antimicrobial agents to eliminate the growth at its root.

For permanent prevention, the solution must address the root cause. This includes improving insulation on the cold wall to prevent condensation, ensuring adequate ventilation within the closet (e.g., installing louvered doors or a small vent), and potentially using a portable desiccant dehumidifier in that room to maintain low humidity levels precisely where the AC fails.

Given the health risks associated with mold exposure and the technical nature of the fix, this is not a DIY project. Our certified teams at Saniservice are equipped to diagnose, remediate, and engineer a permanent solution compliant with Dubai Municipality standards.
