How to treat and prevent closet wall moisture and mold?« Back to Previous Page

My bedroom closet in our Jumeirah villa has started to get a faint damp smell, especially on the outer wall. I pulled out some winter clothes I stored in vacuum bags and found a few small patches of black speckles on a couple of leather jackets. This wall faces the direction we got all that heavy dew a few weeks ago. What’s the best way to treat this myself and what can I do to stop the moisture from coming through the wall in the first place?

The black speckles are likely mold spores feeding on the organic material in the leather, activated by the recent high humidity and condensation. For treatment, first move all items out. Wipe down the wall and affected leather with a solution of white vinegar or a diluted detergent, then dry the area and items completely with a fan. Discard any heavily affected porous items like cardboard boxes.

Prevention is critical, as the moisture is likely migrating through the wall. In Dubai's climate, this is often due to condensation forming on the cooler interior wall surface, a process called "cold bridging." To stop it, you must improve air circulation and reduce humidity in that enclosed space. Leave the closet doors open regularly and consider using a small renewable desiccant dehumidifier inside it. Ensure your villa's AC is running consistently to manage overall indoor humidity levels, even when the home is unoccupied.

For a permanent fix, the wall itself may need inspection. The outer wall could have a compromised waterproofing layer or insufficient insulation, allowing moisture to seep through. A professional inspection can identify if this is a condensation issue or a more serious water ingress problem requiring structural remediation. In many cases, applying a mold-resistant primer and paint after the area is thoroughly dry can help prevent recurrence. If the mold returns quickly or covers a large area, a lab test can identify the species to guide appropriate remediation efforts.
