How to treat and prevent mold on AC wall permanently?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water into the closet where the unit is housed. I noticed a few small black spots on the wall behind the clothes and there's a constant damp feeling in there. I had maintenance fix the leak but I'm worried the mold will come back in this humidity. What’s the best way to treat the wall and prevent it from returning for good?

The black spots are likely mold growth, a common issue here due to our high humidity and constant AC operation. The leak created the perfect damp environment for it to start. Simply wiping it away is not enough; the microscopic roots can remain in the wall.
For treatment, first address the moisture source. Confirm the maintenance fix was thorough and that the drain line is completely clear and unclogged. Then, for a small area, clean the wall with a solution of detergent and water. Avoid bleach, as it doesn't kill the roots and its fumes can be hazardous in enclosed spaces. After cleaning, the area must be dried completely. Use a dehumidifier or strong fan in the closet for at least 24-48 hours to draw out all residual moisture from the wall cavity. To prevent it from returning permanently, you need to control the humidity. This is the most critical step in Dubai's climate. Ensure the closet door is never fully closed to allow for air circulation from the AC. Consider installing a small louvered door or ventilation grille. Placing a disposable desiccant bag inside the closet can also help absorb ambient moisture. If the wall was significantly saturated, the drywall itself may be compromised and need replacement, as it will continue to harbor mold spores. For persistent issues or if the area is larger than a square foot, a professional inspection is recommended. They can use moisture meters to verify the wall is dry deep inside and perform air testing to confirm spore counts have returned to normal levels, which is the only way to be certain the problem is resolved. |
