How to treat and prevent mold on villa wall?« Back to Previous Page

The wall behind our sofa in the living room of our villa in Jumeirah has started showing these dark, fuzzy patches. It’s the wall that faces the garden, and it’s been getting worse since the humidity spiked a few weeks ago. We run the AC constantly, but it doesn't seem to help that one spot. What’s the best way to treat this and what can I do to stop it from coming back?

That dark, fuzzy patch is a classic sign of a condensation-related mold issue, very common in Dubai villas. The wall facing the garden is likely an exterior wall that gets cold from the AC running inside, while the humid outdoor air is warming it outside. This temperature difference causes condensation to form inside the wall cavity, creating the perfect damp environment for mold to grow.

For treatment, first identify the source of moisture. Simply wiping the visible mold with a vinegar or diluted bleach solution is a temporary fix if the condensation issue isn't resolved. The wall may need to be opened to assess insulation and vapor barriers. For widespread growth, a professional inspection is recommended to determine the mold type and the full extent, as it can often spread behind the drywall.

To prevent recurrence, improve air circulation around that cold wall. Moving the sofa a few inches away can make a significant difference. Ensure your AC unit is serviced and draining properly, as a overfull drain pan can increase indoor humidity. Consider using a dehumidifier in that room, especially during peak humidity months. For a permanent solution, look into adding external wall insulation or a more effective vapor barrier to break the thermal bridge that's causing the condensation.
