We've lived in our villa in Al Barsha for about 3 years and this is the first time I’ve seen black spots forming on the back of our bedroom wardrobe, which is on an exterior wall. It started appearing a couple of weeks after that unusually heavy dew period we had. What’s the most effective way to treat this and, more importantly, how can I stop the moisture from coming through the wall in the first place?

The black spots are likely mould caused by condensation forming on the cooler exterior wall, especially after periods of high humidity like the recent heavy dew. For treatment, first identify the mould type with a swab test, as some species require specific remediation protocols. Surface mould on a hard surface can often be treated by a homeowner using a solution of diluted white vinegar or a dedicated mould cleaner, scrubbing the area thoroughly. Always wear an N95 mask and gloves during cleaning to avoid spore inhalation. For porous materials like drywall or the back of the wardrobe itself, cutting out and replacing the affected section is often necessary, as mould roots can penetrate deeply. Prevention is critical and requires addressing the moisture source. The goal is to prevent the wall's surface temperature from dropping below the dew point. Ensure your AC is consistently running to manage indoor humidity, ideally keeping it below 60%. Improve air circulation behind the wardrobe by moving it a few inches away from the wall. The most effective permanent solution is to address the wall's thermal bridging. Applying a waterproof and insulating barrier, such as an exterior wall coating or an internal insulating paint, can significantly reduce condensation by bringing the wall surface temperature closer to the room's air temperature. For recurring or widespread issues, a professional inspection is recommended to assess the wall's integrity and provide a targeted solution, as underlying leaks, even minor ones, are possible and require different remediation. |
