How to treat and seal AC mold in Jumeirah apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking condensation into the wall behind it, and I just found a patch of black mold growing there. It’s been so humid lately that I’m worried it’s just going to get worse. What’s the best way to treat this myself to stop it spreading, and how can I seal the AC unit to prevent it from happening again?

Given the high humidity levels in Dubai, especially during the summer, condensation from AC units is a common catalyst for mold growth, particularly in areas like Jumeirah Village Circle. The black mold you've described behind your unit is a significant concern and requires immediate and correct action to prevent further spread and potential health risks.

To treat the existing growth, you must first address the moisture source. Shut off the AC and dry the area completely. For a small patch (less than 1 sq. ft.), you can carefully clean the surface with a solution of detergent and water, followed by a disinfectant like 70% isopropyl alcohol. Never use bleach, as it does not kill the roots and can worsen indoor air quality. Always wear an N95 mask, gloves, and eye protection during this process.

However, if the mold has penetrated the drywall or the affected area is larger, this is not a DIY job. Disturbing it can aerosolize toxic spores throughout your apartment. UAE regulations, particularly from Dubai Municipality, emphasize the importance of professional remediation for health and safety standards.

The critical step is sealing the AC unit to prevent recurrence. This is a technical task. The drain line may be clogged or the drip pan cracked. The unit must be properly leveled to ensure condensation flows to the drain, and all seals between the unit and the wall sleeve need to be checked and replaced with appropriate waterproof sealing foam.

Given the persistent humidity, a professional inspection is strongly recommended. Our certified team at Saniservice uses thermal imaging to pinpoint the exact moisture intrusion source and conducts air quality tests to determine spore count levels. We provide a complete hygienization report and implement solutions that comply with local regulations.
