How to treat black mold and prevent it from returning?« Back to Previous Page

We’ve lived in our Jumeirah villa for two years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on the interior wall. The room always feels a bit damp, and we run the AC constantly. What’s the best way to treat this spot ourselves and what could be the root cause we need to fix to stop it from coming back?

Good question. This is a very common issue we see in villas here, especially in older areas of Jumeirah. That persistent damp feeling despite the AC running is your biggest clue.
First, a critical safety note: That black patch could be Stachybotrys chartarum, a toxigenic mold. Disturbing it without proper containment can aerosolize spores and create a serious health hazard. For a small spot (under 1 sq. ft), you can attempt careful remediation yourself. Wear an N95 mask, gloves, and safety glasses. Don't just wipe it! Mix a solution of 1 part household bleach to 4 parts water, lightly mist the area to suppress spores, and gently scrub with a disposable cloth. Never mix bleach with ammonia. Dispose of all cleaning materials in a sealed bag. For anything larger, or if you have respiratory issues, stop and call a professional immediately. Now, the root cause: Running the AC constantly is likely the problem, not the solution. In our UAE climate, AC units are dehumidifiers. However, if the unit is oversized for the room or the closet is poorly ventilated, the coil freezes over. When it cycles off, that ice melts and can overflow, introducing moisture into the walls. The cold interior wall creates a "cold bridge," causing humid air to condense inside the wall cavity—exactly where you can't see it. To prevent recurrence, you must address the moisture source. 1. Have your HVAC system serviced. A technician needs to check the refrigerant charge, drainage pan, and condensate drain line for blockages—this is crucial. 2. Improve air circulation. Leave the closet doors ajar and consider installing a small vented door or a battery-operated dehumidifier pod inside the closet. 3. A professional inspection with thermal imaging can identify the exact point of moisture intrusion and hidden spread within the wall that you cannot see. For a definitive diagnosis and to ensure it's safely eradicated, I strongly recommend a certified mold inspection. We can identify the species and the exact moisture source.
