How to treat mold from AC leak and stop it?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a little bit of water onto the carpet below it. I've been wiping it up, but now I'm noticing some dark black spots starting to form on the skirting board and a weird smell when I first walk into the room. What's the most effective way to treat this mold myself before it gets worse, and how can I stop the AC from leaking to prevent it from coming back?

Based on your description, you are dealing with a classic case of mold growth caused by an AC condensation leak, a very common issue in Dubai due to our high humidity and year-round reliance on air conditioning. The black spots are likely Stachybotrys chartarum (black mold) or Aspergillus, and the musty odor is a clear indicator of microbial volatile organic compounds (MVOCs) being released.

The most effective initial treatment involves immediate action. First, address the water source. The AC leak is likely due to a clogged condensate drain line or a damaged drain pan. Turn off the AC unit to prevent further water intrusion. You can attempt to clear the drain line with a wet/dry vacuum or a specialized drain jetting tool. For the existing mold on non-porous surfaces like the skirting board, a solution of detergent and water can be used for cleaning. However, if the mold has penetrated porous materials like the carpet backing or drywall, these materials are not effectively cleanable and must be removed and discarded according to Dubai Municipality waste guidelines.

It is critical to understand that DIY methods often only address surface-level growth, leaving the root colony intact within the wall cavity. The presence of a persistent odor suggests deeper contamination. In such cases, and especially given the health risks associated with mycotoxin-producing molds like Stachybotrys, a professional inspection is strongly recommended.

Our certified technicians at Saniservice use thermal imaging cameras to pinpoint the exact moisture source and extent of hidden growth, followed by EPA-approved antimicrobial agents and HEPA filtration for safe, complete remediation. We will also diagnose and rectify the AC fault to prevent recurrence. For a thorough assessment and permanent solution, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
