How to treat small mold from AC leak?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet in the hallway, and I've started to notice a few small black spots in the corner where the wall meets the floor. It's been so humid lately that I'm worried it's going to turn into a full-blown mold problem. What's the best way to tackle this small area now to stop it from spreading, and is a dehumidifier my best bet for prevention?

The small black spots you're describing are a classic indicator of mold growth, likely Cladosporium or Aspergillus, resulting from the AC condensate leak and exacerbated by Dubai's high ambient humidity. Immediate action is critical to prevent proliferation.

First, address the moisture source. The AC condensate drain line is likely clogged, a common issue here due to dust and rapid calcite buildup from our hard water. You must have an HVAC technician clear the line and check the drain pan. For the affected area, wearing an N95 mask and gloves, apply a detergent solution (not bleach, as it doesn't kill the roots) to the spots and scrub. Thoroughly dry the area immediately. A dehumidifier is an excellent tool for prevention, especially during the more humid summer months, to maintain indoor humidity below 60% and prevent condensation.

However, what appears as a small surface issue can often conceal more extensive growth within the wall cavity or under the carpet padding. The UAE's Civil Defence regulations mandate that mold remediation affecting building structures often requires certified professionals to ensure it is handled safely and effectively, preventing cross-contamination.

For a definitive assessment and to ensure the problem is completely resolved, I strongly recommend a professional inspection. Our certified team at Saniservice uses moisture meters and thermal imaging to identify hidden moisture and provides a detailed remediation protocol.
