How urgent is mold from AC leak in humid Dubai?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for maybe two weeks and I kept forgetting to put in a maintenance request. Now I’ve just moved the curtain and found a whole patch of black and green mold on the wall behind it. We’re in a JLT apartment and with the humidity rising, how urgently do I need to get this treated?

The situation you've described requires immediate and serious attention. In Dubai's climate, with its high ambient humidity and year-round reliance on air conditioning, an active water leak creates a perfect storm for rapid mold proliferation. The presence of visible black and green mold colonization on the wall indicates the leak has thoroughly saturated the building materials, likely including the drywall and insulation behind it. This is not a surface issue.

Given the two-week duration, the contamination is almost certainly more extensive than what is visible. Mold hyphae can penetrate deep into porous materials. The proximity to your sleeping area is a significant health concern, as continuous exposure to mold spores can lead to respiratory issues, allergic reactions, and other health problems.

Under the Dubai Municipality regulations, property owners and landlords are responsible for maintaining units to ensure they are habitable and free from health hazards like mold, often stemming from maintenance issues such as AC leaks. You must notify your building management or landlord immediately in writing, as this is a building system failure.

We strongly advise against attempting to clean this yourself. Disturbing the mold without proper containment protocols will aerosolize spores and spread the contamination throughout your apartment. This requires professional assessment and remediation.

A certified mold inspector will conduct a thorough assessment, including moisture mapping and potentially air quality testing, to determine the full extent of the damage. Remediation will involve source correction (fixing the AC leak), isolating the affected area, safe removal of contaminated materials, and professional antimicrobial treatment.

For a situation this urgent in the JLT area, we recommend you contact a professional service immediately. You can reach our team at Saniservice for a comprehensive inspection and remediation quote by calling 800-MOLDS (800-66537) or emailing hello@saniservice.com. Do not delay, as the problem will only worsen with the rising summer humidity.
