How urgent is my AC leak and potential mold?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet in the living room. I wiped it up a few days ago but the damp patch is still there and now I’m starting to see a few small black spots. With this humidity, I’m worried it will spread quickly. How urgent is it that I get a professional to deal with this, and should I be reporting it to my landlord immediately?

Based on the symptoms you've described, your situation is highly urgent and requires immediate professional attention. The combination of an AC leak, persistent dampness in a Dubai carpet, and visible black spotting is a classic indicator of active mold growth. The high humidity and constant air conditioning use in our climate create a perfect environment for mold to proliferate rapidly, often within 24-48 hours of a water event.

The damp patch you wiped up has likely saturated the carpet underlay and potentially the subflooring, which are impossible to dry properly without industrial-grade equipment. The black spots are the visible fruiting bodies of the mold colony, meaning a much larger network of hyphae is already established within the material. This poses potential health risks from airborne spores and can cause significant property damage.

Under Dubai Municipality regulations, landlords are responsible for maintaining the property's AC systems and addressing issues stemming from their failure. You must report this to your landlord immediately in writing, detailing the AC leak and the resulting mold growth. This creates a formal record of the issue.

Do not attempt to clean this yourself, as improper disturbance can aerosolize spores and contaminate other areas. A certified professional inspection is critical to assess the extent of the hidden damage, identify the mold species, and formulate a proper containment and remediation plan.
