How urgently do I need a pro for AC water leak?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water into the wall behind it in our second bedroom. I wiped it up a few days ago but didn't think much of it, and now I’m seeing a few small black spots forming on the skirting board. With this humidity, how quickly do I need to get a professional to look at this before it becomes a major issue?

Based on the symptoms you've described, you should treat this as an urgent matter and contact a professional mold inspector immediately. In Dubai's climate, with its high ambient humidity and the constant operation of air conditioning systems, the conditions for mold proliferation are ideal. The black spots on the skirting board are a strong visual indicator of a mold colony, but the real concern is the hidden growth occurring within the wall cavity, which you cannot see. This interstitial condensation creates a perfect, damp environment for mold to spread rapidly behind the drywall and insulation.

The water leak from the AC is the primary source that must be addressed. This is likely due to a blocked condensate drain line or a faulty drain pan, which are common issues here due to dust and sediment buildup. Simply wiping the visible water does not solve the underlying moisture problem.

According to UAE health and safety guidelines, particularly those enforced by Dubai Municipality, indoor mold is a serious concern that can impact air quality and occupant health, leading to allergic reactions and respiratory issues. A professional inspection is non-negotiable. We would conduct a thorough assessment using moisture meters and thermal imaging cameras to determine the full extent of the water damage and hidden mold growth, followed by air and surface sampling to identify the species and concentration.

Do not delay. The situation will worsen quickly. For a certified inspection and remediation plan, I strongly recommend you call our team at Saniservice on 800-MOLDS (800-66537) or email hello@saniservice.com to prevent this localized issue from becoming a major structural and health concern.
