The AC in my bedroom has been leaking a bit for a couple of months, and now I’m seeing black spots spreading on the wall behind the wardrobe. I’ve wiped it down but it keeps coming back and the dampness is making our whole room smell. As a tenant in Jumeirah Village Circle, am I responsible for fixing the AC leak and the mold cleanup, or is that the building management's job?

The responsibility typically falls on the property owner or building management to fix the AC leak, as it's a structural or mechanical issue with the property itself. As a tenant, you are generally responsible for reporting the issue promptly and maintaining the property in a clean condition.

For the mold cleanup, the responsibility depends on the cause. Since the mold is a direct result of the unrepaired leak and not due to your negligence (like failing to ventilate a bathroom), the remediation should be handled by the owner. The persistent dampness you describe is a building issue.

Under typical Dubai rental contracts (EJARI), landlords must provide property that is habitable and in good repair. A leaking AC unit that causes mold and a damp smell violates this. You should formally notify your landlord or property management company in writing about the leak and the resulting mold, as it is a health and safety concern.

Given the climate, any ongoing moisture source will cause mold to return aggressively. Simply wiping the visible spots doesn't address the hidden moisture inside your wall, which requires professional drying and remediation to prevent regrowth and protect the structure. A proper inspection can determine the full extent of the damage behind the wardrobe.
