Is AC leak causing black mold an emergency in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a little for the past few weeks and now I can see a small patch of black mold, about the size of my hand, on the wall behind the unit. It’s been so humid lately that I’m worried it will spread fast. Is this something I need to get my landlord to fix as an emergency, or can it wait until next week for regular maintenance?

An AC leak causing visible black mold is a high-priority issue in Dubai's climate and warrants immediate attention, but it may not constitute a full building emergency requiring after-hours response.

The constant humidity and condensation from a leaking unit create an ideal environment for mold to proliferate rapidly, often within 24-48 hours. A patch the size of your hand indicates an active moisture problem that has been present for some time. While you should act quickly, formally notifying your landlord for repair within the next few business days is a reasonable timeframe.

Under the Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property and fixing issues like AC system failures that lead to property damage. Document the leak and the mold with time-stamped photos and send a written notification to your landlord or property manager. This creates a formal record of your request.

For now, ensure the area is well-ventilated and avoid disturbing the mold, as this can release spores into the air. Do not attempt to clean it with bleach, as this can often worsen the problem by adding moisture and not addressing the root cause. The primary repair will be fixing the AC condensate drain line leak to stop the moisture source. Once the leak is resolved, the wall cavity must be properly dried, and the mold remediation should be handled by a professional to ensure it is removed safely and to prevent regrowth. Given the hidden nature of wall cavities in such situations, a professional inspection is recommended to assess the full extent.
