Is AC leak causing dangerous mold in closet?« Back to Previous Page
|
The AC in my apartment seems to be leaking a little bit of water onto the carpet in the master bedroom closet. I finally moved everything out today and found a few small black splotches on the wall behind the shoes and a really strong, damp smell. It's been like this for at least a couple of months. Given the humidity here, is this something I need to get my landlord to deal with as an emergency, or is it okay to report it and wait a few days?

Based on your description, this is a situation that requires immediate attention and you should notify your landlord promptly. In the UAE's high-humidity climate, an AC condensate leak creates a continuous source of moisture, which is the primary catalyst for mold growth. The "small black splotches" and strong, damp smell are classic indicators of an active mold colony, likely including types such as Cladosporium or Stachybotrys (black mold).
The persistent moisture from the leak, combined with Dubai's ambient humidity and the lack of air circulation in a closet, forms an ideal environment for mold to proliferate, not just on the surface you see, but within the wall cavity and carpet backing. Prolonged exposure to mold spores can lead to health issues, particularly respiratory problems and allergic reactions. This is considered a maintenance emergency as it involves water intrusion and potential property damage. Under typical tenancy agreements in Dubai, the landlord is responsible for addressing the source of the leak (the AC unit) and the resultant damage to their property (the wall and flooring). Do not attempt to clean this yourself, as improper disturbance can aerosolize a high concentration of spores. We strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive assessment, including moisture mapping and air quality testing, to determine the full extent of the contamination and provide a certified remediation protocol for your landlord.
