Is AC leak causing mold in closet an emergency?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water into the closet where the unit is housed. I just pulled out some winter clothes I had stored in there and found a few of my sweaters have black and green fuzzy spots on them. I wiped the wall and it felt damp. Is this something I need to get my landlord to fix as an emergency this week, or can it wait until after the weekend?

This is a situation that needs immediate attention, not necessarily a middle-of-the-night emergency, but it should be addressed within days, not weeks. The dampness and visible mold growth confirm an active moisture problem. In Dubai's high humidity, mold can spread rapidly from clothes to the closet structure and drywall, escalating the damage.
Your landlord is responsible for repairing the AC unit and the leak under Dubai's rental laws, as it is a maintenance issue with the property's fixture. Inform them in writing immediately with photos as documentation. The leak itself is the priority repair. For the mold, professional assessment is highly recommended. The visible fuzz is the colony; microscopic spores will be airborne and throughout the closet. Move the affected clothing out of the closet in sealed plastic bags to prevent spreading spores to other areas. Do not attempt to clean the clothes with bleach or harsh chemicals, as this can set the stains. A specialist can often remediate mold-damaged textiles. Wipe down the damp wall with a dilute detergent solution, but avoid disturbing the area extensively, as that aerosolizes spores. A proper fix involves stopping the leak, thoroughly drying the area with professional equipment, and then assessing the closet for mold penetration. Given the climate, simply wiping the wall will not solve it; the hidden moisture within the wall will cause regrowth. A certified inspector can use moisture meters to determine the full extent and recommend the scope of remediation needed. |
