Is AC leak causing mold in my rental apartment?« Back to Previous Page
|
The AC in my apartment seems to be leaking a bit of water onto the carpet in our master bedroom closet. I wiped it up a few days ago, but now there's a damp, earthy smell and I can see a few small black spots on the back wall. We've been in this Marina apartment for about a year without any issues. Is this definitely mold, and is it my responsibility to fix or the landlord's?

Based on the signs you've described – the water leakage, persistent damp smell, and visible black spots – it is highly probable that you are dealing with mold growth. The damp, earthy odor is a classic indicator of microbial volatile organic compounds (mVOCs) released by active mold colonies, and the spots are the visible fruiting bodies.
In the UAE's humid climate, especially in coastal areas like Marina, an AC leak creates an ideal environment for mold. The constant moisture from the drip, combined with organic material in the carpet and dust, provides everything mold spores (which are always present in the air) need to proliferate. Regarding responsibility, UAE tenancy law, specifically Law No. (26) of 2007, typically places the responsibility for major maintenance and structural issues on the landlord. This includes the repair of the air conditioning system itself and any resultant damage to the property structure caused by that failure, such as mold remediation. Your responsibility as a tenant is generally limited to minor maintenance and reporting issues in a timely manner, which you have done by wiping the water. You must inform your landlord or property management company immediately in writing. Do not attempt to clean it yourself with bleach, as this can aggravate the spores and only removes surface discoloration, not the root colony. The AC unit needs to be repaired to stop the moisture source, and the affected area requires professional assessment. The carpet backing and drywall may need specialized drying and sanitization to prevent health risks and structural damage. For a definitive assessment and a report you can provide to your landlord, we strongly recommend a professional mold inspection. Our certified technicians can identify the species, extent of infestation, and provide a protocol for safe remediation.
