Is AC leak causing toxic mold on my wall?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom. I wiped it up but now, a couple of days later, there’s a dark blackish-green patch about the size of a dinner plate that’s appeared on the wall behind the bed. My wife says it’s been making her throat feel scratchy. Is this something I need to get the building management to handle as an emergency, or can it wait until next week?

This sounds like a classic case of condensation-related mold, which is extremely common in Dubai due to the high humidity and constant AC use. The leak created a moisture source, and the wall absorbed it, providing the perfect damp environment for mold spores already in the air to colonize. Your wife's scratchy throat is a common reaction to mold exposure, confirming the need for action.

You should treat this with urgency, but it may not require an after-hours emergency call. The priority is stopping the moisture source. Contact your building management immediately to report the AC leak; they are responsible for fixing the unit under Dubai's common property regulations. Do not wait until next week, as the mold will continue to grow.

For the existing patch, do not attempt to clean it yourself with bleach. Disturbing it can aerosolize the spores. The wall cavity behind may also be affected. A professional inspection is recommended to assess the full extent, identify the mold species, and determine if the drywall needs replacement. Proper remediation involves containment, HEPA vacuuming, and antimicrobial treatment to prevent recurrence. Once the leak is fixed and the area is dry, a dehumidifier can help keep moisture levels low.
