Is AC leak causing urgent mold risk in JVC apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet next to the unit. I’ve been meaning to get to it for a couple of weeks, but this morning I peeled back the corner of the carpet and saw a few small black spots underneath. With this humidity, how urgent is it that I get a professional to look at this before it gets out of control?

That water leak is creating an urgent mold risk in your JVC apartment. Dubai's high humidity and constant AC use create ideal conditions for mold to proliferate rapidly behind walls and under flooring from a persistent moisture source.

You should schedule a professional mold inspection immediately. The visible black spots are just the surface; the underlying carpet padding and subfloor are likely saturated and actively growing mold. A certified inspector will use moisture meters and thermal imaging to assess the full extent of the water damage without destructive tearing. They can identify if the leak is from a clogged condensate drain—extremely common here—or another AC issue.

In the UAE, remediation must follow strict DHA and DM guidelines to prevent cross-contamination. Proper protocol involves isolating the area, removing and disposing of contaminated porous materials like carpet and padding, and using industrial-grade dehumidifiers to dry the structure completely. Simply cleaning the visible spots is ineffective and allows the problem to regrow.

Before hiring anyone, verify they offer post-remediation verification testing, ideally from an independent lab, to confirm spore counts have returned to acceptable indoor levels. This is the only way to know the issue is truly resolved.
