Is AC leak mold a DIY fix or need professional?« Back to Previous Page

The AC in our master bedroom in our Jumeirah villa has been leaking a bit onto the carpet for a couple of months, and now we’re all waking up with stuffy noses and sore throats. I just pulled the corner of the carpet back and saw some black speckling on the concrete underneath. Is this something I can handle myself with a cleaner, or do I absolutely need to call a professional mold inspection company?

Based on the symptoms you're describing—stuffy noses and sore throats—and the visible black speckling on the concrete, this is a situation that requires immediate professional attention. The persistent AC leak over several months has created a perfect environment for mold growth. The constant humidity and condensation inherent to Dubai's climate, combined with a cellulose-based food source like carpet underlay, are the primary catalysts for such infestations.

Attempting a DIY clean is highly inadvisable. The mold you see is likely just the surface manifestation; the hyphae (root structure) will have penetrated deep into the concrete substrate. Consumer-grade cleaners only bleach the visible surface, leaving the root system intact to regrow. More critically, improper disturbance releases a high concentration of spores into the air, significantly worsening your indoor air quality and potential health effects.

In the UAE, remediation must adhere to strict guidelines to ensure the problem is resolved safely and effectively. This involves professional containment of the area, use of HEPA filtration scrubbers to capture airborne spores, specialized antimicrobial treatments to eliminate the root system, and finally, verification through post-remediation testing.

For a situation of this severity in a Jumeirah villa, I strongly recommend a certified mold inspection and remediation company.
