Is AC leak mold a health hazard needing urgent treatment?« Back to Previous Page

The AC in my bedroom has been leaking a little onto the carpet for maybe two weeks. I finally pulled the corner back today and found a bunch of black and greenish spots spreading on the concrete underneath. We’ve lived in Jumeirah Village Circle for two years and this is the first time we’ve seen this. How urgently do I need to get this professionally treated before it becomes a major health hazard?

Yes, this situation requires prompt professional assessment. The combination of persistent moisture from an AC leak and Dubai's high humidity creates ideal conditions for rapid mold colonization. The black and greenish spots visible on the concrete are likely the colony's root system (mycelium), indicating it is already well-established beneath the carpet.
While not all molds are highly toxic, the species commonly found in damp building materials, like Stachybotrys (black mold) or Aspergillus, can produce irritants and allergens. Exposure, especially in a confined space like a bedroom, can lead to respiratory irritation, worsened allergies, or persistent sinus congestion. The risk is higher for children, elderly, or anyone with asthma or a compromised immune system. In the UAE, the urgency stems from the climate; mold will not go away on its own with constant AC use and humidity. You should first stop the leak at its source by having an AC technician service the unit. For the mold, do not attempt to clean it yourself with bleach, as this can aerosolize spores and spread the problem. Disturbing the carpet has likely already released some spores into the room. A professional inspection is recommended to determine the extent of the growth within the concrete and any underlying padding. They will use containment procedures and specialized antimicrobial treatments to properly remediate it. The concrete slab may require targeted drying and sealing to prevent recurrence. Addressing it now prevents a larger, more complex infestation that could impact the building structure and air quality throughout your home. |
