Is AC leak mold a serious health risk?« Back to Previous Page

The AC in my bedroom has been leaking a little onto the carpet for a couple of weeks, and now I’m starting to see a few small black spots in the corner near the vent. My throat has been feeling scratchy in the mornings, but it clears up after I leave for work. Given how humid it’s been, how quickly do I need to get this professionally cleaned before it becomes a serious health risk?

Based on your description of a leaking AC unit, visible black spots, and a scratchy throat, you are likely dealing with a mold colony, and it should be considered a developing health risk. The persistent humidity in Dubai, combined with condensation from an AC leak, creates a perfect breeding ground for mold, which can begin to colonize and release spores within 24-48 hours of a water event.

The scratchy throat you experience is a classic symptom of mold exposure, often resulting from inhaling mycotoxins or microbial volatile organic compounds (mVOCs) released by active colonies. While symptoms may initially be mild and transient, prolonged exposure can lead to more severe respiratory issues, allergic reactions, and sinus infections, particularly for individuals with asthma or compromised immune systems.

Given the climate-controlled nature of homes in the UAE, where windows are often closed, these spores become concentrated in the indoor air you breathe continuously. What appears as a small spot on the surface often masks a more extensive colonization within the damp carpet padding and subfloor.

You need to address this promptly. We strongly recommend you cease using that AC unit to prevent further moisture intrusion and arrange for a professional indoor environmental inspection immediately. Our certified technicians use moisture meters, thermal imaging, and air/surface sampling to determine the exact species and extent of contamination, which dictates the correct remediation protocol as per Dubai Municipality guidelines.
