Is AC leak mold an emergency or can it wait?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for maybe a week, and I just pulled the corner back to find a bunch of black and greenish mold underneath. It’s in the corner behind the curtain so I never saw it. We’ve had the AC on constantly with this heat. Is this something I need to get the building management to handle as an emergency, or is it okay to wait a few days for a regular maintenance request?

Based on the conditions you've described, this situation should be treated with urgency and I would strongly recommend against waiting. The combination of a persistent AC leak, saturated carpet, and visible black/greenish mold growth creates a scenario that requires prompt professional attention.

In Dubai's climate, where air conditioning runs continuously, condensation leaks are a primary cause of indoor mold. The constant humidity and organic material in the carpet (like dust and skin cells) provide the perfect environment for rapid mold colonization. The black coloration is particularly concerning, as it could indicate the presence of Stachybotrys chartarum or other toxigenic species, which pose health risks through airborne spore release, especially in a bedroom where you spend hours sleeping.

While building management is responsible for repairing the AC unit and the source of the leak, the mold remediation itself is a separate, specialized process. Simply drying the carpet is insufficient; the mold colony must be professionally contained, removed, and the area hygienized to prevent spore dissemination and regrowth. DIY attempts often worsen the problem by accidentally spreading spores throughout the property.

For a proper assessment and safe remediation, I recommend you contact a certified mold inspection company like Saniservice. Their experts can conduct air and surface sampling to identify the species and provide a protocol for safe removal that complies with local standards. Call them at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an emergency inspection. In the interim, avoid disturbing the area and minimize time spent in the room.
