Is AC Leak Mold in Closet Urgent?« Back to Previous Page

The AC in our Jumeirah villa has been leaking a bit into the closet in the master bedroom for a couple of months, and now I’m seeing these black speckles on the wall behind our clothes. My wife says it’s nothing, but I’m worried it’s spreading. How urgent is it to get a proper mold inspection done here, and should we be clearing out that whole closet right now?

That black speckling indicates active mold growth, and the situation is urgent. The continuous moisture from an AC leak creates an ideal environment for mold colonies to establish themselves and spread, often within wall cavities long before it becomes visible.

You should clear out that closet immediately. Mold spores can transfer to fabrics like clothing, and prolonged exposure in an enclosed space increases inhalation risk. Move all clothing and items to a dry, well-ventilated area. Avoid disturbing the visible growth to prevent releasing a large number of spores into the air.

In Dubai's climate, this is a persistent issue. High humidity provides ample moisture, and year-round AC use means leaks can go unnoticed for long periods, leading to extensive hidden damage. The leak must be repaired by an AC technician first to stop the moisture source; otherwise, any cleaning or remediation will be temporary.

A professional inspection is strongly recommended. They will use moisture meters and thermal imaging to assess the full extent of water damage behind the wall and inside the cavity, which is almost always worse than it appears. For confirmation of the mold type, a sample would be sent to an accredited microbiology lab for analysis, which is a standard practice for evidence-based assessment. This identifies the species and informs the proper remediation protocol, which is crucial for a complete resolution.
