Is AC leak mold in Jumeirah an emergency repair?« Back to Previous Page

The AC in my apartment in Jumeirah Lakes Towers has been leaking a little onto the carpet for maybe two weeks. I've just pulled back the corner and found a patch of black and green mold about the size of my hand underneath, and the room has started to smell damp. Given how humid it is here, is this something I need to get my landlord to fix as an emergency, or can it wait a few days?

Yes, this is an emergency repair for your landlord to address immediately. In Dubai's high humidity, a wet carpet and underlying mould growth can escalate from a small issue to a major infestation in under 48 hours. The damp smell confirms active microbial growth.

You should formally notify your landlord in writing today, as they are responsible for maintaining the AC unit and repairing damage it causes. Under typical Dubai rental laws (RERA), landlords must address issues that affect the habitability and health safety of the property. Document the leak and mould with clear photos and a dated message.

For a patch that size, professional remediation is strongly advised. Disturbing it yourself can aerosolize spores and spread them through your AC to other rooms. The priority is stopping the leak at its source (the AC unit), then having the affected carpet and underlay properly removed and the area dried and treated. Given the JLT location and building AC systems, cross-contamination into ducts is a real risk.

While waiting for a response, increase ventilation in the room by opening windows if possible and redirecting other AC vents to keep the area as dry as you can. A professional inspection can confirm the mould type and the full extent of the damage, which is often greater than what’s visible.
