Is AC leak mold in my Dubai apartment my responsibility?« Back to Previous Page

The AC in my bedroom in my Jumeirah Village Triangle apartment has been leaking a bit, and now I’ve spotted a patch of black, fuzzy mold on the wall behind the headboard. It’s been getting worse over the last couple of weeks since the humidity spiked. Is it my responsibility as a tenant to clean this, or is the landlord required to handle and pay for the remediation?

The moisture source from your AC leak is likely the landlord's responsibility to fix, but the resulting mold on your wall could become your concern if left unaddressed. In Dubai, the tenant is generally responsible for maintaining the cleanliness and hygiene of the leased property, while the landlord is responsible for the maintenance of the structure and major installations like the central AC system.

You should immediately notify your landlord or property management company in writing about the AC leak. This creates a formal record that the issue is structural and not due to your negligence. They are typically obligated to repair the leak to prevent further water damage.

However, the visible mold growth on your wall is an immediate indoor air quality issue. Due to Dubai's high humidity, this mold can proliferate quickly. The black, fuzzy appearance warrants caution, as it could be one of several species, some of which are more problematic than others. Simply wiping it is insufficient and can aerosolize spores.

For a situation like this, a professional inspection is advised to assess the extent of the growth behind the wall and identify the mold type. This provides a clear basis for determining remediation responsibility. If the leak was reported and the landlord delayed repairs, they may be liable for the mold cleanup. If the leak was unknown and the mold resulted from unchecked humidity, the responsibility might be less clear. Start with a formal notification to your landlord about the leak and request a prompt repair. For the mold itself, consider an independent assessment to understand the scope before cleanup begins.
