Is AC leak mold making us sick? How urgent?« Back to Previous Page

The AC in our apartment in Jumeirah has been leaking a little for a couple of weeks, but now I’ve spotted patches of black and green mold spreading on the wall behind the bedroom curtain. My wife has started getting headaches and I’m worried it’s making us sick. How urgent is it that we get this professionally cleaned, and should we be sleeping in another room in the meantime?

An AC leak causing visible mould growth is a high-priority issue in Dubai. The headaches your wife is experiencing are a common symptom of mould exposure, which often begins as sinus congestion and irritation. The constant humidity and condensation from a leaking unit creates an ideal environment for mould to thrive, and its presence indicates a moisture problem that will not resolve on its own.

Given the visible spread on the wall, it is highly advisable to sleep in another room immediately to reduce exposure, especially during the hours you are most vulnerable. Continuing to use the leaking AC will only circulate spores throughout the room.

This situation requires professional remediation, not just a surface clean. The mould behind the wall is likely more extensive than what is visible. A proper inspection will identify the source of the leak and the full extent of the contamination. The remediation process involves containing the area, safely removing the contaminated materials, and addressing the moisture source to prevent regrowth. In many cases, a post-remediation verification test from an independent lab is the only way to confirm the space is truly safe. For a situation like this in an apartment, it is also important to notify your building management, as the leak may originate from a central chiller line, which is their responsibility to repair.
