Is AC leak mold making us sick, need inspector now?« Back to Previous Page

The AC in our bedroom has been leaking a little onto the carpet for a couple of months, but after the recent heavy dew in the mornings, the damp patch has gotten bigger and I’m starting to see some black spots. My wife has been waking up with a stuffy nose and we’re worried it’s making us sick. Is this something I need to get a professional mold inspector for immediately, or can it wait until the weekend?

A persistent AC leak with visible black spots and correlating health symptoms like a stuffy nose warrants immediate professional attention, not waiting. The recent humidity has accelerated mold growth, and the damp carpet provides an ideal food source.

In Dubai's climate, AC systems constantly manage high humidity, and a leak creates a perfect microclimate for mold. The black spots are likely a colony, and its spores are now part of your bedroom's air, which is a common trigger for the respiratory irritation your wife is experiencing.

You need a professional inspection for two reasons. First, to identify the mold species through lab analysis, as this determines the actual health risk and required remediation steps. Second, a proper inspection involves moisture mapping with specialized tools to find the full extent of water damage inside the wall or under the carpet that you cannot see. Simply cleaning the visible spot is never sufficient.

For a verifiable assessment, look for an inspector who provides documented before-and-after data and can explain the lab results. They should be able to identify the source of the AC leak itself, as fixing that is the first step to a permanent solution.
