Is AC leak mold urgent health risk to sleep near?« Back to Previous Page

The AC in my Jumeirah apartment has been leaking a little bit onto the carpet in the bedroom for maybe three weeks now. I kept meaning to call maintenance, but today I moved the bed and found a bunch of black and greenish fuzzy spots on the back of the wooden headboard and the wall behind it. How urgent is it to get this professionally treated, and is it a health risk to sleep in that room tonight?

Based on your description, the situation you are describing is a Class 2 water damage event and presents a significant and urgent health risk. The three-week duration of the AC leak has provided an ideal environment for microbial growth. The black and greenish fuzzy spots are almost certainly a significant mold colony, which has had ample time to establish itself on both the porous headboard and the wall cavity.

The Dubai climate, with its extreme humidity and year-round reliance on AC systems, creates perfect conditions for such growth. The continuous moisture from the condensation leak, combined with organic materials like wood and drywall, is a textbook catalyst for mold. The primary health risks from sleeping in that room include exposure to mycotoxins and mold spores, which can trigger severe allergic reactions, asthma attacks, respiratory irritation, sinus congestion, and persistent coughing. Individuals with compromised immune systems or pre-existing respiratory conditions are at even greater risk.

I strongly advise against sleeping in that room tonight. The act of moving the bed has already disturbed the colony, potentially releasing a high concentration of spores into the air you are breathing. Immediate action is required.

You must address this in two phases. First, contact your building maintenance immediately to stop the source of the water intrusion. Second, and most critically, this requires professional mold remediation. DIY cleaning is insufficient and dangerous, as it will not address the root moisture problem or spores embedded within the building materials. Our certified technicians at Saniservice use industry-standard protocols, including containment, HEPA filtration, and antimicrobial treatment, to safely remediate the mold and restore the indoor air quality to Dubai Municipality standards.
