Is AC leak mold urgent or can I clean it?« Back to Previous Page

The AC in our bedroom has been leaking a little bit onto the carpet for maybe two weeks, and now I’m seeing a small black patch of what I think is mold near the wall. With the humidity rising again, I'm worried it's going to spread quickly under the carpet. How urgent is it that I get a professional to deal with this, or can I handle it myself with bleach?

This is a very common and serious issue we see in Dubai due to our high humidity and year-round reliance on AC systems. An AC unit leaking onto carpet creates the perfect storm for mold growth: a constant moisture source, organic material (the carpet and its backing), and warm temperatures. That small black patch is almost certainly mold, and it is just the visible tip of the iceberg. The mold will have spread significantly into the carpet fibers, the underpad, and potentially the subflooring beneath.

Attempting to clean this yourself with bleach is not recommended and is often ineffective. Bleach only removes surface discoloration on porous materials but does not kill the root structure (hyphae) growing deep within. Furthermore, it can add moisture to the problem and its fumes are hazardous in an enclosed space like a bedroom.

The situation is urgent. With humidity rising, the colony will proliferate rapidly, compromising your indoor air quality and potentially causing health issues like allergic reactions or respiratory irritation. Dubai Municipality has strict health and safety regulations for properties, and unresolved mold issues stemming from AC leaks can be a violation.

The only effective solution is a professional assessment and remediation. We strongly recommend you call for a professional inspection immediately. A certified mold inspector from Saniservice will use moisture meters and thermal imaging to determine the full extent of the hidden damage, take air and surface samples to identify the species, and provide a precise protocol for safe remediation. This involves isolating the area, removing the affected carpet and padding, treating the subfloor, and using industrial-grade HEPA filtration to clean the air. Please do not delay; call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection and protect your home environment.
