The AC in my bedroom seems to be making a damp, earthy smell whenever it kicks on. I just spotted a few small black spots around the vent on the ceiling, and with this humidity, I'm worried it's going to get worse. What's the most effective way to clean this myself to stop it from spreading, or should I just call my building maintenance immediately?

Do not use bleach, as it can damage surfaces and doesn't prevent regrowth.

However, the smell suggests the issue is likely inside the unit itself, in the damp evaporator coils or drip pan where you cannot see or safely reach. DIY cleaning only addresses the visible symptom, not the source. For a central ducted system, this is almost always a job for professionals.

Given the high humidity and year-round AC use, calling your building maintenance is the most effective first step. They are responsible for the central system and ductwork. Request that they inspect and clean the evaporator coils and drain pan, which is the primary source of the dampness and smell. If the problem persists after their service, or if you are in a villa with your own unit, a professional mold inspection with air or swab sampling can identify the specific species and concentration to guide targeted remediation.
