Is AC mold an urgent health emergency to fix?« Back to Previous Page

The AC in our villa in Al Barsha has been leaking a little for a couple of weeks, but now I’ve spotted black patches of mold growing on the wall behind the unit. My wife has had a constant stuffy nose and headaches for the last few days. How urgent is it that we get this professionally cleaned, like is this a call-the-landlord-right-now emergency or can it wait a few days?

A leaking AC unit with visible mold growth, especially when someone is already experiencing symptoms, should be addressed immediately. Given Dubai's high humidity and constant AC use, what you see on the wall is a clear indicator of a significant moisture problem inside the unit and potentially the ductwork. This creates an environment where mold can proliferate rapidly.

Your wife's symptoms—stuffy nose and headaches—are common reactions to mold exposure. For individuals with allergies, asthma, or other respiratory sensitivities, the irritation can be more severe. While it may not be a life-threatening emergency requiring an ambulance, it is a serious indoor air quality issue that warrants prompt action. The longer it persists, the worse the contamination can become and the longer symptoms may last.

You should notify your landlord right away. The Dubai Municipality has clear regulations on property maintenance, and a leaking AC unit causing structural damage and mold growth is the landlord's responsibility to rectify. Document the issue with photos and a written description.

Do not attempt to clean it yourself. Disturbing the mold without proper containment can aerosolize spores and spread the contamination throughout your villa. A professional inspection is crucial to assess the full extent of the problem, identify the mold species, and execute a proper remediation plan that includes fixing the leak, removing the mold, and verifying the air quality is safe through post-remediation testing.
