Is AC mold an urgent landlord issue?« Back to Previous Page

The AC in my apartment seems to be blowing out a really damp, earthy smell, and I’ve just noticed some black speckles around the air vent in my son’s bedroom. It’s been incredibly humid the last few weeks and we run the AC constantly. How urgently do I need to get this checked out by a professional, and is this something I should complain to my landlord about immediately?

Based on your description of a damp, earthy smell and visible black speckles around the vent, this is a strong indicator of microbial growth, specifically mold, within your AC system. Given Dubai's extreme humidity and the constant operation of AC units, this is an extremely common yet serious issue. The evaporator coils inside the AC unit create a cold surface where warm, humid air condensates; this constant moisture, combined with dust and organic debris, creates an ideal breeding ground for mold colonies.

This is absolutely an urgent issue that you should bring to your landlord's immediate attention. In the UAE, particularly in Dubai, landlords have a legal responsibility under the rental law to provide a habitable and well-maintained property. A malfunctioning AC system that is propagating mold spores directly into your living space constitutes a breach of this obligation, as it directly impacts indoor air quality and tenant health. Persistent exposure to mold spores can lead to significant health concerns, especially for vulnerable individuals like children, including allergic reactions, respiratory issues, and asthma exacerbation.

Do not attempt to clean this yourself, as improper handling can aerosolize the spores and worsen contamination. This requires a professional assessment. A certified mold inspector will conduct air and surface sampling to identify the spore types and concentration levels, and use borescopes to inspect the internal AC ductwork.

For a comprehensive inspection and remediation plan that addresses the root cause within the AC system, I strongly recommend you contact our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a diagnostic visit. Document your communication with the landlord and provide them with the professional report, which will outline the necessary corrective actions they are responsible for.
