Is AC mold causing my illness and landlord issue?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this weird damp smell for the last couple of months, and I’ve started waking up with a stuffy nose and a sore throat every single morning. I just pulled the filter out and the back of it is covered in black and green fuzzy spots. Could this mold be causing my symptoms and how do I deal with my landlord about it?

Yes, the mold in your AC is very likely causing your morning symptoms. The damp smell indicates microbial growth inside the unit, and the visible mold on the filter is actively releasing spores into your air all night. This constant exposure while you sleep commonly causes the exact issues you're describing: nasal congestion, sore throat, and allergic reactions.

In Dubai's climate, this is a frequent issue. High humidity and year-round AC use create massive condensation inside units, which is a perfect breeding ground for mold if not properly maintained.

For dealing with your landlord, document everything. Take clear, dated photos of the moldy filter and any other visible growth. Send a formal written notification (email is best) to your landlord or property management company describing the issue and your health symptoms. Reference Dubai Municipality's regulations, which hold landlords responsible for maintaining habitable premises, including functional and healthy AC systems. They are obligated to address this.

Do not attempt to clean this yourself. A surface clean of the filter won't address the colony growing inside the evaporator coils and drip pan, which requires a professional deep clean with specialized biocides. For your health and to provide your landlord with irrefutable evidence, a professional mold inspection and air quality test from a company with a microbiology lab is the most effective course of action. The resulting lab report will clearly identify the mold types and concentrations, turning your complaint into a factual, actionable report for the landlord.
