Is AC mold dangerous for my toddler to play near?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it. I just pulled the carpet back and found a small patch of black and green mold on the concrete floor, about the size of a dinner plate. I’m worried because my toddler plays on that floor all the time. Is this something I need to get professionally cleaned immediately, or can I handle it myself with bleach this weekend?

Yes, a mold patch of that size from an AC leak requires immediate professional cleaning, especially with a toddler present. The combination of damp carpet and concrete in Dubai's humidity creates an ideal environment for mold to proliferate and release spores into your indoor air.

While not all molds are highly toxic, the black coloration is a significant concern and indicates a potentially problematic type like Cladosporium or even Stachybotrys (black mold). For a toddler with a developing respiratory system, exposure can lead to persistent coughing, wheezing, and aggravated allergies. The risk is that spores become airborne when the area is disturbed, which is inevitable with a child playing nearby.

Do not use bleach. It is mostly water, which can feed the mold roots in porous concrete, and its fumes are hazardous in an enclosed space. Effective remediation requires containing the area with plastic sheeting, using HEPA filtration to capture spores, and applying specialized antimicrobial agents to the concrete subfloor. The AC unit itself must also be inspected to stop the leak and checked for internal mold growth, a common issue here due to year-round use and condensation.

Given the health risk to your child, a professional assessment is strongly advised. Reputable inspectors in Dubai use moisture meters and thermal cameras to find the full extent of the water damage and can provide lab analysis to identify the mold species, which dictates the correct remediation protocol. This approach ensures the problem is solved at its source, not just superficially cleaned.
