is AC mold in Dubai villa an emergency or can it wait?« Back to Previous Page

My bedroom AC unit in our Jumeirah villa has been leaking a little bit onto the carpet for a couple of weeks, but I just moved the nightstand and found a patch of black and green mold about the size of my hand on the wall behind it. The air in the room has started to feel damp. Given the humidity here, is this something I need to get treated as an emergency, or can it wait until next week for maintenance to come?

A leak producing visible mould behind furniture, especially in a bedroom, requires prompt attention and is not something to leave for a typical weekly maintenance schedule. The combination of a constant moisture source from the AC drip and Dubai's high ambient humidity creates an ideal environment for rapid mould proliferation, which can spread inside the wall cavity and the AC unit itself.

The damp feeling in the air suggests elevated spore levels, which commonly cause sinus congestion, headaches, and worsened allergies. For infants, elderly residents, or anyone with asthma, the risk of respiratory irritation is higher. While not always a midnight emergency, delaying treatment for a week allows the colony to expand significantly.

First, stop the leak at its source; ensure the AC drain line is not clogged, which is a frequent issue here. Move belongings away from the area and avoid disturbing the mould to prevent spreading spores. Do not attempt to bleach it, as this can push it deeper into porous surfaces like drywall and carpet.

For a patch this size with an ongoing leak, a professional inspection is strongly advised to assess the extent of growth within the wall and the AC system. They can perform a moisture reading to determine the saturation level and take air or swab samples for lab analysis to identify the species. Remediation typically involves containing the area, removing contaminated porous materials like damaged drywall or carpet padding, and using HEPA filtration to clean the air. Simply wiping the surface is insufficient. The AC unit will also require a thorough internal cleaning by a specialized HVAC technician to prevent immediate recontamination.
