Is AC mold in my bedroom an emergency fix?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for the last couple of weeks, but I just pulled the corner back and found a patch of black and green mold about the size of my hand on the back of the carpet and the concrete floor underneath. I live in a high-rise in Jumeirah Lakes Towers and the humidity has been awful lately. Is this something I need to get my landlord to fix as an emergency, or can it wait a few days for a normal maintenance request?

Yes, this requires immediate attention and qualifies as an emergency maintenance request for your landlord. The combination of persistent water leakage, visible mold growth on porous materials (carpet and concrete), and Dubai's high humidity creates an environment for rapid proliferation.

Under typical Dubai rental agreements, the landlord is responsible for fixing the source of the leak (the AC unit) and the resultant property damage, which includes the mold remediation. The concrete slab is a particular concern, as it can wick moisture and harbor mold deep within its pores, making it difficult to address without professional methods. Delay will only allow the colony to expand and potentially affect indoor air quality, which can lead to respiratory irritation and allergic reactions, especially in a bedroom.

You should formally notify your landlord in writing immediately, citing the water damage and microbial growth. For a high-rise in JLT, the building management may also need to be involved if the leak originates from a central chilled water system. While you wait for a response, ensure the area is ventilated and avoid disturbing the mold to prevent spores from dispersing into the air. A proper remediation for a case like this involves isolating the area, removing the contaminated carpet section, and professionally cleaning the concrete subfloor to remove the biofilm, followed by fixing the AC leak to prevent recurrence.
