Is AC mold in my Dubai apartment an emergency?« Back to Previous Page

The AC in my apartment seems to be leaking a little bit of water into the closet where it's installed in my bedroom. I just pulled out a stack of shoes and found black fuzzy mold all over the back wall and on a couple of pairs. I’m in a rented apartment in Jumeirah Village Circle. Is this something I need to get my landlord to handle immediately, or are there DIY cleaning products I can buy at ACE that will actually work for this?

Yes, this situation requires immediate attention from your landlord. In Dubai's humid climate, AC condensation leaks are a primary cause of mold growth. The presence of black fuzzy mold indicates active growth, and you should not attempt a significant DIY cleanup yourself.
Under Dubai rental regulations (RERA), landlords are responsible for maintaining the property's structural integrity and essential services, which includes the proper functioning of the AC system and any damage its malfunction causes. A persistent leak is a maintenance issue they must address. You should notify them in writing immediately, detailing the problem and including clear photographs of the leak, the mold growth on the wall, and the affected belongings. This creates a formal record. While you wait for their response, improve ventilation in the closet by leaving the door open and consider using a portable dehumidifier in the room. For small amounts of surface mold on non-porous items like shoes, a solution of white vinegar or a diluted bleach cleaner from ACE can be used with proper PPE (gloves, mask). However, treating the wall itself is a different matter; simply wiping visible mold off porous surfaces like drywall or paint is ineffective, as the hyphae (roots) penetrate deeply. The leak must be stopped first, and the affected wall material likely needs professional remediation to prevent regrowth and potential health effects from spores. A proper fix involves repairing the AC drain line, thoroughly drying the area, and then addressing the contamination. |
