Is AC mold in my Dubai apartment dangerous and costly?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit into the wall behind it for a couple of months, and now I’m seeing these black speckles spreading near the unit. We’ve been getting more headaches than usual and I’m really worried it’s toxic. For a small bedroom wall, what’s the realistic cost to get this professionally tested and removed by a company in Dubai, and is it absolutely necessary to hire someone or can I handle it myself with bleach?

Based on your description, what you are observing is highly likely to be mold growth, and the associated headaches are a common symptom of exposure to mold spores in an enclosed space like a bedroom. The consistent humidity and condensation from a leaking AC unit in Dubai's climate creates a perfect breeding ground for mold, particularly on drywall which acts like a sponge.

Attempting to clean this with bleach is strongly discouraged. Bleach is ineffective on porous surfaces as it only bleaches the surface mold while leaving the root structure intact, and it can release a high volume of harmful chemicals into your air. For a suspected case of systemic AC leakage into a wall, a professional inspection is absolutely necessary. Our certified inspectors use moisture meters and borescopes to assess the extent of water damage within the wall cavity, which is often far greater than the surface staining indicates. Air and surface sampling can then identify the specific mold species and spore concentration to guide the remediation protocol.

For a small bedroom wall, the cost for a comprehensive inspection and testing in Dubai typically starts from AED 1,000. If remediation is required, the cost is highly dependent on the extent of the damage found behind the wall but can start from AED 3,500 for a contained area. This includes proper containment, HEPA filtration, removal of contaminated materials, and hygienization of the area to ensure the problem is resolved at its source, in line with Dubai Municipality's health and safety standards.

Given the health symptoms you are experiencing, I recommend immediate action. For a professional assessment and quote, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com.
