The AC in my apartment in Jumeirah Village Circle seems to be spreading a black, powdery dust around the living room, and it's gotten much worse over the last two weeks. I've wiped it down but it just comes back, and I'm worried it's mold in the unit itself. I got one quote for a full AC cleaning and mold treatment that was AED 1,500, which seems really high. Is this a standard price for professional mold removal in Dubai, or is this something I can tackle myself with a good cleaner?

Black powdery dust from AC vents is frequently identified as Aspergillus niger, a common mold in Dubai's humid climate that thrives on dust and condensation inside units. Wiping visible surfaces only addresses the symptom, not the reservoir inside the ductwork and evaporator coil.

For a single unit, that quote is above the typical range for a comprehensive clean-and-treat service. However, the price variance depends heavily on the unit's size, contamination severity, and the company's methods. The critical factor is whether the service includes disassembly, HEPA vacuuming, antimicrobial application, and—most importantly—verification that the source is eliminated. Many companies just fog the ducts, which is ineffective for established growth.

DIY is not recommended here. Over-the-counter sprays can temporarily suppress surface mold but often push it deeper into the system. Incorrect cleaning can also damage the delicate aluminum fins of the evaporator coil. Given the recurrence and powdery nature you describe, the contamination is likely established inside the unit itself.

Request an on-site inspection from a provider that uses borescope cameras to show you the internal contamination. They should provide a detailed scope of work and be able to explain how they will verify results, ideally with before-and-after surface swab testing.
